Case Study: Independent Damp Survey in County Durham

This case study highlights a recent independent damp survey carried out at a residential property in County Durham. The client was concerned about damp affecting internal walls and had previously been advised that damp proofing work was required.

The Problem

The homeowner reported visible damp patches at low level and had been told that rising damp was present. Concerns were raised about potential disruption and cost, particularly as the property had already undergone recent internal refurbishment.

Initial Advice Given Elsewhere

Prior to our involvement, the client had received advice suggesting that chemical damp proofing and replastering were required. No detailed explanation was provided as to how this conclusion had been reached.

Our Damp Survey Findings

A full independent damp survey was carried out, including internal and external inspection, moisture profiling, and assessment of ventilation and construction type. Our findings showed that the damp symptoms were not caused by rising damp.

Instead, moisture was linked to a combination of condensation and localised external defects, which were contributing to surface dampness rather than moisture rising from the ground.

The Correct Diagnosis

Based on the evidence gathered during the survey, rising damp was ruled out. The symptoms present were consistent with condensation-related moisture and external water penetration rather than a failure of any damp proof course.

What We Did NOT Recommend

No damp proof injection or internal replastering was recommended. Carrying out these works would not have addressed the cause of the problem and would have resulted in unnecessary cost and disruption for the homeowner.

Recommended Actions

The client was advised on targeted ventilation improvements and minor external repairs to prevent moisture ingress. These measures addressed the underlying causes without invasive work.

Outcome

By identifying the correct cause of damp, the client avoided unnecessary treatment and was able to resolve the issue through proportionate, evidence-based measures.
