Initial Diagnosis Provided

Prior to our inspection, the damp issues had been diagnosed as penetrating damp based on internal visual symptoms alone. No assessment of ventilation, internal humidity levels, or occupancy-related moisture generation had been carried out as part of the initial recommendation.

Independent Damp Survey Findings

A full independent damp survey was carried out using calibrated moisture testing equipment, visual inspection, and external assessment of the building envelope. Moisture readings were found to be localised rather than uniform, which is inconsistent with true rising damp.

External inspection identified defects in pointing and masonry allowing moisture penetration. Internal readings were influenced by historic plaster contamination rather than active moisture rising from the ground.​

Independent Damp Survey Findings

An independent damp survey was undertaken, including internal moisture testing, assessment of internal environmental conditions, and external inspection. Moisture patterns were surface-based rather than structurally driven and were not consistent with penetrating damp.

 

Elevated internal humidity levels were recorded, alongside restricted airflow in affected areas. No defects were identified externally that would allow moisture ingress through the building fabric.

Diagnosis Outcome

The damp issues present within the property were not caused by penetrating damp. The inspection confirmed that condensation was responsible for the reported symptoms, resulting from internal moisture build-up and inadequate ventilation.

 

No external remedial work or damp proofing treatments were required.

Recommended Action

Improvements to ventilation and moisture management were recommended to reduce condensation risk. By addressing the internal environmental conditions, the homeowner was able to resolve the damp issues without unnecessary invasive work.
